Redevelopment underway at Glasgow's Standard Life House

Bulldozers have begun pulling down one of Glasgow's landmark buildings to make way for a state-of-the-art development in the city centre.

Standard Life House, which was built in the 1970s and once housed the offices of leading lawyer Joe Beltrami, is to be replaced by a prestigious office and retail development.

The project at 2 West Regent Street is the first new build venture in Glasgow by leading investment and development company City Site Estates and will involve 75,000 sq ft of accommodation over nine floors with 18 car parking spaces.

Demolition work is expected to be completed later this month and the development is scheduled to be finished by the end of 2009.

The building, which will feature under-floor air conditioning, has been designed by leading British architecture practice RMJM, which is also behind the new headquarters for Russia's largest company, Gazprom, in St Petersburg.

City Site Estates Group Property Director Jim McCain said: "The start on site marks the beginning of an exciting phase for this development which will provide much-needed Grade A office space in Glasgow.

"The development will also play a significant role in the regeneration of the West Nile Street and West Regent Street intersection of Glasgow.

"We have worked closely with the planners at Glasgow City Council on the development and we are confident this building will not only attract new businesses to the city but to retain those companies already operating very successfully here in the west of Scotland."

DTZ and GVA Grimley have been appointed as leasing agents on the project. Stephen McKenna of DTZ said: "This high-profile project will deliver one of the most prestigious office buildings in Glasgow and I'm confident that once it is completed there will be no shortage of occupier demand."

Alison Taylor of GVA Grimley added: "The design of 2 West Regent Street provides maximum flexibility for both single and multi-user occupiers. The developer has ensured that the specification is worthy of a Grade A building."
