First phase of £7m mixed use development in South Yorkshire finished

The first phase of a £7m warehouse development in South Yorkshire has finished as the structural steelwork for Pegler Yorkshire Group Limited's new distribution centre reaches completion.

Pegler Yorkshire Group, a leading manufacturer of fittings, taps and valves has confirmed its commitment to the region with the acquisition of the new state of the art warehousing in South Yorkshire, located at Brookfields Park in the Dearne Valley, Rotherham.

Property consultancy Knight Frank in Sheffield brokered the deal which has seen the famous Yorkshire brand, previously known as Yorkshire Fittings and Peglers, become the latest tenant to sign up at the 85 acre St Paul's Developments Plc and Tritax owned site.

The pre-letting of the 104,000 sq ft development for a distribution centre and warehouse facility will see Pegler Yorkshire Group consolidate its Barnsley and Doncaster-based warehouses, scheduled for early 2010.

Established names such as Next Plc, Maplin Electronics and Garnett Dickinson have already taken space at the Brookfields site, which is being marketed by Knight Frank and Lambert Smith Hampton on behalf of St Paul's and Tritax.

The timetable of the build on the site, formerly designated as an Enterprise Zone, will see the construction of the warehouse completed in November 2009 with the internal rentalised fit out including racking, sprinklers, heating, lighting, conveyors and lifts finished in February 2010.

Ian Howarth, financial director at Pegler Yorkshire Group Limited, said: "The completion of steelwork for the new Brookfields distribution and warehouse facility means that we can really see the Pegler Yorkshire Group's vision becoming a reality.

"The location for the warehouse is geographically excellent as well as offering the whole package - a perfect location and proximity to the transport network combined with a sound financial package, to provide a highly effective facility which will be a key element within the group's future business development.

"This is an important move for the business and will allow us to service all our customers from one facility with one delivery, and is in line with our strategic plans to become a fully integrated business."

The warehouse and distribution centre move comes in the wake of business minister Pat McFadden's statement, made early in 2009, for an additional £12m investment in the Doncaster facility, during a ministerial visit to the site. The announcement confirms Pegler Yorkshire Group's determination to invest in the business and the Yorkshire region as a whole.

Rebecca Schofield, associate at Knight Frank's Sheffield office, said: "Brookfields Park still offers great tax incentives for businesses choosing to locate to a prime site with superb transport networks, based as it is, between the A1(M) and M1 motorways.

"The site is one of the most cost effective business parks in the country and offers a unique tax allowance for purchasers with significant incentives available for tenants. It provides companies with highly beneficial opportunities to locate offices, commercial enterprise or distribution centres in the Dearne Valley."

David Newton, managing director at St Paul's Developments, added: "Knight Frank has been instrumental in securing a number of tenants for this site. This move to Brookfields is seen by Pegler Yorkshire Group as a chance to capitalise on excellent tax incentives to help consolidate their operation."
