JP Morgan boost presence at Edinburgh Park
At a time when most financial services companies are contracting in size, global financial services firm JP Morgan has boosted its presence at Edinburgh Park, taking additional space at its flagship building 7 Lochside View. The company has occupied its existing office space at 3 Lochside View since 2001.
New Edinburgh Limited, the developers of Edinburgh Park, announced today that JP Morgan has signed a lease until May 2016. JP Morgan will take 8,000 sq ft of the prominent building, moving into the second floor alongside house builders Applecross.
Pamela Grant, development director at NEL said: "We are very pleased that JP Morgan has chosen to expand its operation within Edinburgh Park and take additional space at 7 Lochside View. This is an impressive space and the building is conveniently located to the firm's existing offices."
Toby Withall, director with GVA Grimley, joint letting agents for NEL said: "West Edinburgh is a popular location for businesses, both those looking to relocate and those looking to expand their operations, as is the case with JP Morgan. It offers lower rents and more flexible leasing arrangements than many city centre office developments."
The cutting-edge design and high quality finish of 7 Lochside View offers smart and highly functional office space. It shares the numerous benefits available at Edinburgh Park, including excellent public transport links, a dedicated railway station and planned tram stops close by. The West Edinburgh location is convenient for both the expanding Edinburgh Airport and access to the City Centre, M8 and Central Belt.
Ben Reed, director with Jones Lang LaSalle, who acted for JP Morgan, said: "This is an important letting for the Edinburgh market as it highlights that we are still seeing growth in certain areas of financial services, an important sector for the local economy, even in tougher market conditions. It is also a further boost for West Edinburgh which has seen steady take up over the past few months with deals to DVLA, Logica and Sir Robert McAlpine. 7 Lochside View was the clear choice for JP Morgan as it lies directly opposite their existing offices on the Park."
Ian Macmillan, Managing Director, JP Morgan Edinburgh said "We are very excited about the expansion of our Fund Accounting business in Edinburgh and are pleased to have secured additional high quality space in Edinburgh Park adjacent to our existing operations."
There is a remaining 41,390 sq ft (3845 sq m) available at 7 Lochside View in suites from 7,990 sq ft (742 sq m) available to let on flexible leasing terms to suit a variety of size and staff requirements with accommodation for up to 400 people and a further 128 parking spaces on site.
A host of amenities are available to employees on-site at Edinburgh Park, including a convenience store, health and fitness club, restaurant and nursery. The landscaped surroundings and public art projects all help to create a unique environment for current and future employees.
