Two new lettings at Sheffield industrial estate

Flexible leasing options at an established Sheffield industrial estate have led to the successful letting of two units.

Tailored terms, offered by Knight Frank at the Dore House Industrial Estate in Handsworth, are appealing to businesses which are exercising cautious property decisions during the current economic climate.

By undertaking 'lease re-gears', the process of restructuring leases through flexible rent options, business owners are wising up to the affordable properties. The versatile site has seen units let to businesses including an educational software company and children's soft play centre.

Sheffield's 1970s Dore House Industrial Estate was renovated and re-branded in 2007 making it a desirable centre of commerce for Small Medium Enterprises (SMEs). Currently, vacant units on the site are in the process of being revamped.

Tim Bottrill, partner at the Sheffield office of Knight Frank, agents for the project, said: "We are currently negotiating deals with existing occupiers on the estate whilst also being able to be flexible with units that are already on the market.

"The intention is to feed the demand for quality, commercial property at a price that businesses can afford. We understand the financial challenges that small companies are facing at present."

The business park in Handsworth provides 140,000 sq ft of office and industrial accommodation following an exciting refurbishment project by Canmoor Invista Active Industrial Fund.

Units available to let at the business park range from 2,500 to 18,000 sq ft. The site is situated a short distance from junction 33 of the M1 motorway and junction 31 is only a couple of miles further via the B6200. These roads open up direct routes to Scotland, London and the south, cross-Pennine distribution links and fast routes to the east-coast ports.
